Construction Project Manager
About the Opportunity
Take the lead as Project Manager for a major pre-engineered metal building expansion valued at $6.5 million, with approximately 8–9 months left in the project and the potential for additional phases. You’ll also oversee several smaller projects concurrently. Upon completion of the current flagship project, you will manage an average of 5–6 projects at any given time. The project kick-off meeting has already taken place, and you will be joining at a critical stage to drive success to completion.
Location & Schedule
- Primary Location: Richland, MI (95% of work is on-site at this location, with very light travel required.)
- Schedule: Monday – Friday, 8:00 am – 4:30 pm (Occasional weekend work may be required depending on project needs. Some flexibility expected.)
Compensation & Benefits
- Base Salary: $90,000–$110,000 (no annual bonus at this time)

Key Responsibilities
- Lead all phases of assigned projects from pricing to closeout, ensuring all goals and objectives are met within established time frames and budget parameters.
- Oversee construction activities, daily scheduling, and budget management.
- Prepare and manage project schedules to meet or exceed client expectations and contractual deadlines.
- Establish project budgets from estimates, perform job cost reviews, update budgets monthly, and provide regular updates to management.
- Support project billings and cost control initiatives.
- Manage subcontractors and suppliers, including preparation of contracts, purchase orders, and handling change order processes.
- Plan and lead project meetings (Pre-Construction, Progress, Close-Out) within company guidelines, documenting meetings with detailed minutes within five days.
- Maintain organized and accurate project files and documentation.
- Manage Requests for Information (RFIs), ensuring timely communication of clarifications and updates to all affected parties.
- Coordinate and communicate effectively with clients, field personnel, subcontractors, and senior management.
- Handle document control, reporting, and ensure all material conversations are documented in writing.
- Manage multiple projects and multiple subcontractors simultaneously.
What We’re Looking For
- Experience: Minimum 5+ years of construction project management experience (experience as a Superintendent, Assistant Project Manager, and/or Project Manager will be considered)
- Project Types: Must have direct experience with ground-up construction, building expansions, prefab metal buildings or structural work, groundwork, drainage, and mechanical/HVAC/plumbing systems
- Software Skills: Proficiency with MS Office Suite (especially Word, Excel, Project) and Smartsheet is required
- Education: Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred but not required
- Certification: PMI Certification preferred but not required
- Technical: Ability to read, analyze, and interpret construction specifications, drawings, and local code requirements
- Communication: Excellent verbal and written communication skills; ability to effectively present information to and interact with all project stakeholders
- Other: Experience managing construction in occupied or exterior spaces is required; ability to handle multiple concurrent projects and teams
Qualifications
- Bachelor's Degree in a relevant field (preferred)
- Minimum 5+ years of project management experience in construction
- PMP Certification or equivalent (preferred, not required)
- Strong organizational, leadership, and team coordination skills
- Proficiency in Microsoft Word, Excel, Project, Smartsheet, and email communication
